Having previously arranged a bridge for the client to enable them to carry out remedial fire damage works to this buy-to-let property, Sirius was reapproached to assist them with the refinance. There were several layers of complexities to this deal. The first being, seeking a lender who would consider this relatively niche asset, a proposed HMO above a shop. The second, being a family trust forming the ownership structure with no other assets or letting experience and the trustees not able to provide Personal Guarantees. Sirius was able to secure a 20 year term loan of £255K.
