This client had just one week remaining on a contractual obligation to complete on a £1.25m semi-commercial property in North West London.

Previous attempts to secure finance had left the client with a £120k shortfall. Additionally, the client had been required to redeem the mortgages on two buy to let properties, potentially incurring Early Repayment Charges (ERC) or more than £30k.

Sirius worked closely with the lender to enable the client to raise the full £1.1m, without the need to redeem the background buy to let properties and incur ERCs.

The loan completed in just four days from initial enquiry, ahead of the client's tight deadline.

Her expertise lie in BTL mortgages for portfolio landlords and specialist properties including HMOs, unsecured business loans, regulated and unregulated bridging loans. She is most passionate about assisting trading businesses scale their operations and realise their goals through strategic financing, having successfully helped many clients out of financial hardship and into a thriving trading environment.
Charlotte's passion for helping others does not stop with finance as she has a keen interest in human psychology and well-being. With a 'Thrive' mental health programme mentor qualification, she is well equipped to truly empathise with her clients and leverage these skills to successfully work with all professional parties involved in a transaction to achieve a solution that works for all.
