Sirius were approached by a client looking to purchase a complex security, one title containing multiple properties, for £1.35m. Within the 11.25 acres on land there was a main residence, two smaller houses, a cottage, converted stables and an old mill that has been converted into a residential property.
The plan was to then split all the titles of the property. The client would reside in the main house, let out the converted mill and cottage, and apply for planning permission to convert the stables to a commercial property to be used by their company.
The client had raised the majority of the funds needed for the purchase by selling their existing residential property however, required an additional £383k which Sirius successfully sourced in the form of a bridging loan.
